Property Manager — Onsite + Small Portfolio (Central Jersey, Hybrid, $65k–$85k)
All roles at Towne and Country Property Management, LLCTowne & Country Management is hiring a full-time Property Manager for a Central Jersey assignment that mixes onsite work with a small portfolio. You will be onsite at one primary community three days per week and manage two additional smaller communities the rest of the time. The role is hybrid, based out of Freehold, NJ, with regular travel to the communities you manage.
Day to day, you are the main management contact for your Boards and homeowners. You walk the properties and inspect them, spot maintenance and operational problems before they grow, open and track work orders through to completion, and coordinate vendors, proposals, contracts, capital projects and preventative maintenance. You prepare agendas, management reports and meeting materials, then attend and help run Board meetings, annual meetings and elections — some of which are in the evening. You handle violations, architectural requests and homeowner correspondence, keep community records organized, and make sure Board decisions actually get carried out. You work with Accounting on annual budgets and financial reviews, read community financials, and explain operational needs to the Board. You coordinate daily with Customer Service, Accounting, Maintenance and Leadership.
Success in the first year looks like Boards who hear from you before they have to ask, inspections and work orders that close out on time, budgets delivered on schedule, and clean, current records for all three communities.
Pay is $65,000–$85,000 per year. Benefits include health, dental, vision and life insurance, a 401(k), and paid time off. CMCA, AMS, PCAM or CAAM credentials are a plus, not a requirement.
What we need
- Experience managing residential communities or properties, including direct contact with owners/clients and vendors
- Comfortable facilitating Board or client meetings and presenting reports
- Able to read and discuss community budgets and financial statements
- Experience coordinating vendors, contracts, work orders and maintenance follow-through
- Strong written and verbal communication and documentation habits
- Valid driver's license and reliable transportation for travel between communities
- Available for evening Board meetings as required
- Able to work onsite in the Central Jersey / Freehold, NJ area three days per week
