Portfolio Property Manager — HOA & Condo Communities (South Jersey, $48k–$85k)

Towne & Country Property Management is hiring a full-time Portfolio Property Manager to look after a portfolio of condominium and homeowners associations across South Jersey. One day each week is scheduled onsite at a community in Barnegat, NJ; the rest of the week you travel to your other assigned communities and work from our offices. This is an in-person role, not remote.

You are the main point of contact for the Boards and homeowners in your communities. Day to day that means walking properties and writing up maintenance and compliance issues, opening and following work orders to completion, getting competitive proposals from vendors, reviewing contracts, and keeping capital projects and preventative maintenance on schedule. You will prepare agendas, management reports and meeting packets, then run Board meetings, annual meetings and elections — some of these are in the evening. Afterward you document Board directives and make sure the action items actually get done.

You will also work with our Accounting team on annual budgets, review monthly financial reports and explain them to Boards in plain language, and handle violations, architectural requests and homeowner correspondence. Customer Service, Accounting, Maintenance and Leadership support you, but you own your communities.

Success after six months looks like: Boards who hear from you before they have to ask, meeting minutes and action items closed out on time, budgets delivered on schedule, and vendor work finished and verified.

Pay is $48,000–$85,000 per year depending on experience and credentials. A valid driver's license and reliable transportation are required.

What we need

• Experience managing multiple properties or communities at the same time
• Working knowledge of budgets, financial statements, vendor management and contracts
• Able to lead and facilitate Board or client meetings and prepare agendas, reports and follow-up items
• Strong written and verbal communication with Boards, homeowners and vendors
• Valid driver's license and reliable transportation for travel among South Jersey communities
• Available for evening Board meetings as required
• Able to work on site — Barnegat, NJ one scheduled day per week plus travel to portfolio communities
